Terms and Conditions

These terms apply to the Lysskjul interest list and to the information about the planned resort on this website. They are written to be read: if anything is unclear, write to [email protected].

1. Who we are

This website and the interest list are run by Vasyl Dudko, 28 Skvyrska Street, Kyiv 02000, Ukraine ("we", "us"), for Lysskjul Varanger Resort & Casino, a resort planned for the Varanger coast in Finnmark, Norway. Use of the website itself is also covered by the Terms of Service, and personal data by the Privacy Policy.

2. The project and its status

Lysskjul is a project in development. Nothing has been built, the exact site has not been announced, and the resort does not operate. No rooms, gatherings, spa visits, darkroom sessions, hide mornings or other services can be reserved or paid for, and nobody is authorised to accept payment for them on our behalf. If you are ever asked to pay anything in the name of Lysskjul before bookings have been announced on this website, please do not pay, and tell us at [email protected].

3. The interest list is not a booking

Joining the interest list means that you agree to receive news about the project by email. It is not a booking, a reservation, a pre-order, an option or a place in a queue, and it creates no contract and no obligation for you or for us. You do not pay anything to join, and joining gives you no right to a room, a date, a price or any other benefit when the resort opens. You can leave the list at any time by writing to [email protected].

4. Images, figures and descriptions

All images on this website are artist's impressions. They show the intended character of the resort, not finished buildings, and they are not photographs of real places at the resort. Layouts, areas, capacities, finishes, materials, views, numbers of rooms, hides or restaurants, and every other figure on the website are planning figures. They may change during design, permitting and construction, and some planned features may not be built at all. Descriptions of rooms, food, the spa and the gaming lounge describe intentions, not commitments.

5. No instruction, advice or sales

This website describes a planned resort. It does not provide training, teaching, consultancy or advice on photography or any other subject, and nothing on it should be read as technical guidance. It does not sell anything: no prints, images, equipment, software, digital products, vouchers or services are offered here, now or through the interest list. References to cameras, prints and the darkroom describe how the resort is meant to feel, not a service offered on this website.

6. The hides and wildlife

When the resort opens, the hides on the shore and on the tundra will be used under the resort's own rules and under Norwegian rules on the protection of wildlife and nature. Those rules will include arriving before first light, staying quiet, keeping to boardwalks and paths, and leaving only when the animals have moved away by themselves. There will be no feeding, baiting, calling or other attempts to draw animals closer, and no one will be taken closer to nests. The resort may close any hide at any time, for safety, for the weather or to protect wildlife, and will not reopen it while that reason lasts.

Wildlife sightings are not promised. What you may see from a hide depends on the season, the weather, the behaviour of the animals and luck, and on many mornings there may be little or nothing to watch.

7. Weather, light and seasons

The Varanger coast is in the Arctic. The northern lights, the midnight sun, clear skies, calm seas and particular light conditions are natural events that no one can promise or arrange. In winter, polar night, storms, snow and ice may close roads, paths, hides, outdoor areas and sea bathing, sometimes at short notice, and the resort's safety decisions will take priority over any plan.

8. The entertainment and gaming lounge

The planned entertainment and gaming lounge is subject to licensing. Land-based casinos are not currently licensed in Norway, and the gaming side of the lounge would open only if Norwegian law allows it and a licence is granted. It may never open. Nothing on this website is an offer of gambling, and no gambling of any kind is available through it. If the lounge does open, it will be for adults aged 18 and over only, with identity checks at the entrance and its own rules. 9. Opening date

The opening date is to be announced. Any date that may be mentioned in the future will be a target, not a promise, and may move because of planning, permits, construction, financing or other events. We are not responsible for travel, leave or other plans made in reliance on an expected opening date.

10. Age

The interest list is for adults aged 18 and over. By joining, you confirm that you are at least 18 years old.

11. Our responsibility

We take care to keep the information on this website accurate, but because it describes plans, it may become out of date. As the interest list is free and creates no contract, we are not liable for loss that results from relying on information about the planned resort, except where the law does not allow such liability to be excluded, for example in cases of intent or gross negligence, or for death or personal injury caused by negligence. Nothing in these terms limits rights you have as a consumer that cannot be limited by agreement.

12. Governing law and disputes

These terms are governed by the law of Ukraine. If you are a consumer living in Norway or another EEA country, you also keep the protection of the mandatory consumer rules of the country where you live, and you may bring a claim in the courts of that country.

We would rather resolve any concern directly, so please write to [email protected] first. Consumers in Norway can also get free guidance from Forbrukerrådet (the Norwegian Consumer Council) and, where a dispute qualifies, bring it before Forbrukerklageutvalget (the Consumer Complaints Committee). Consumers in other EEA countries can contact their national consumer bodies or the European Consumer Centres Network. The European Commission's online dispute resolution (ODR) platform was closed in July 2025, so it is not listed here. We are not obliged to take part in an alternative dispute resolution procedure, but we will consider any request to do so in good faith.

13. Changes

We may update these terms as the project develops, and in particular before any bookings are opened, when separate booking conditions will apply. The date at the top shows the latest version.
